How to Apply Short Term Residency in Turkey

There have been lots of questions about short term residence permit in Turkey. If you are not a Turkish citizen and want to stay in Turkey longer than the Tourist visa which is more than 90 days in every 180 days period; you must obtain short-term residence permit.

        Obtaining short-term residence is not hard only if you know how to apply.  For this application, details determine the end of the process which means the things that you made while you are applying for short term residence permit are important. So, how you will get short-term residence permit? There must be a valid reason to get the short-term residence permit. These reasons are written in the law. Here are the all reasons that you can apply for short term residence permit:

    • For scientific research
    • For buying an immovable property
    • For establishing business or commercial connections
    • For participating on-the-job training programmes
    • For attending educational programmes
    • For tourism purposes
    • For receiving medical treatment
    • For family reunion or a Turkish language course

     Every reason has their own specifications. That’s why you must be careful while you are applying for short-term residence permit. In this article we will talk about to get short-term residence permit with buying an immovable property.

Most Asked Questions about Short Term Residency in Turkey by Buying an Immovable Property

  1- Is it possible to obtain “immovable residence permit” by buying land – shop – land?

 No, it is not possible. To apply for a residence permit you have to buy a residential property, i.e. a house, villa or apartment.

 

  2- What is the minimum square meter of the apartment/house to be purchased?

 There are no square meter limitations. So, about the square meter you don’t need to worry about.

 

  3- What is the minimum value of the apartment/house to be purchased?

 $200.000 USD is required in metropolitan cities and $75.000 USD is required in non-metropolitan cities.


  4- If I need to sell the apartment, is it possible to sell it immediately?

 There is no restriction on the title deed. You can sell it whenever you want.


  5- If the apartment is sold, will the residence permit be terminated immediately?

  It will not be terminated immediately. You can usually use your residence permit until the end of the term which is written on your residency card.


   6- Can the residence permit be renewed after selling the apartment?

  Your residence permit continues until the expiration date. But you cannot apply for an extension based on this reason. If you have other reasons, you can reapply for a residence permit.


   7- How many years is the residence permit issued to the owner?

  As a rule, a residence permit is usually issued for 1 year. However, it is also possible to obtain a residence permit for two years.


    8- Can the residence permit be renewed every year?

  You can renew it continuously as long as you do not sell the property.


    9- Can the apartment be rented to someone else?

  You have to use the apartment as a residence. This will also be your legal address. Therefore, it may be advisable not to rent it out as you cannot move your address to another address.


    10- Can I buy a title deed without coming to Turkey?

   Yes, you can own a title deed with a power of attorney to be given to a lawyer without coming to Turkey. And also without coming here a residence permit application can be made.


    11- Can I get a residence permit without coming to Turkey?

   A residence permit application can be made with a power of attorney but you must come to Turkey for the appointment on the date which the will be given by the authorities.


    12- Can I buy a joint title deed and apply for residence permit?

   In case of a joint title deed purchase, only one of the persons named in the title deed will be granted an immovable residence permit. The other’s residence permit application is processed as “tourism residence permit”.


    13 – Can the title deed holder’s family get a family residence permit?

  The residence permit of the title deed holder entitles only his/her spouse and children under the age of 18 to a “family residence permit”.
